Frequently Asked Questions

How do I know if my floor is effectively sealed or not?

  • Does the floor darken or change colour when wet?
  • Does the floor stain or mark easily?
  • Are you able to remove stains easily?
  • Is the floor difficult to clean?
  • Has the grout become discoloured
  • Is there an even appearance over the entire floor area?
  • Does the floor add to or detract from the room/property?

If the answer is no to any of the above questions then your floor almost certainly requires attention

Why seal at all?

  • To protect the flooring from staining
  • To produce a dust free environment
  • To make cleaning and maintenance easier
  • To enhance the overall appearance
  • To bring out the natural colours of the floor

How much will the foor restoration cost?

The cost will largely depend on  your floor type ,the type of existing floor seal or polish that is present, the nature of the staining or other unwanted material .
In general terms our price will reflect the amount of preparation necessary and the type of seals we will need to apply.

How will you estimate the cost?

We will ask you some questions simple questions: 

  • Floor type
  • Existing coverings which are obscuring the floor.
  • Room size and location eg kitchen etc.
  • Existing seals (if known)


After discussing the floor with you we will ask you if it is possible to either email or post a photograph of the floor.
From the information provided we will be able to provide an estimate for the floor restoration which is normally accurate to within 15% plus or minus of our final price.
If we feel that your floor restoration requires an on site inspection then we will call to assess the works an provide an accurate price.
Remember with over 20 years of experience we have probably already restored a floor just like yours, that’s why in most cases we can estimate without calling first.

How do I care for my floor after restoration?

We will discuss after care of your floor and provide you with an aftercare leaflet which will be appropriate to your new floor finish.
The information leaflet will inform you of routine maintenance in terms of cleaning and give advice on how to keep your floor looking beautiful for longer.

What areas of the uk are covered?

Currently are main areas of operation are a 70 mile radius of Birmingham which covers a wide area including Gloucestershire , Bristol, Cheltenham, Cotswolds, Herefordshire,  Oxfordshire, Cotswolds, Shrewsbury ,etc.If your enquiry is from outside this area then please contact us anyway as we do occasionally operate outside the given radius.

What do I need to do before work begins?

If possible we would ask you to clear the room of all furniture and other smaller items such as ornaments and effects etc .
If this is not possible then we can clear the room for you at a small additional cost.

Will my surfaces need protecting during the restoration process?

As well in taking pride and satisfaction in restoring your floor we also take pride in caring for your home.
Depending on the restoration process and types of chemical involved we will if necessary protect all surfaces such as kitchen units, walls, woodwork and any fixed furniture etc with plastic protective sheeting.

How long will the work take?

To minimise disruption we will endeavour to complete your floor as quickly as possible, once started your floor restoration will continue uninterrupted .Our policy is to complete one restoration before starting another.

Can you carryout repairs prior to your restoration process?

Yes. In the case of wooden floors we can replace worn or split boards as well as filling wide gaps  we have available a stock of salvaged pine and oak boards for use in period properties.
If there are missing tiles in your floor then we may be able to source replacements through our contacts if not then we may be able to suggest an alternative to the original.
We can also carryout re-grouting of tiles along with a whole host of other repair services to long to list.

Is my floor worth restoring?

In most cases the answer is a resounding yes.
Especially if you are fortunate enough to be the proud owner of ‘antique’ flooring which is extremely expensive to purchase and fit.
In our experience most floors are worth restoring you just need to picture the finished result.
We have seen several instances of perfectly serviceable and sometimes valuable flooring covered up with modern alternatives often to the detriment of the original floor and more importantly to the property.
However if we consider that your floor is not worthwhile restoring then will give you an honest opinion, we want you to be pleased with the finished result and as far as possible we endeavour to match your expectations.

I get confused with conflicting advice on how best to treat my floor

So did we!
During our start up period 20 years ago we have to admit we made our mistakes, needless to say we put them right but it has to said that these lessons were learnt the hard way!
There are many so called experts who through lack of knowledge or sheer apathy are unable to offer you the right advice.
You would expect the floor layer or perhaps the retailer of your flooring or even a branded manufacturer to offer the correct system and product.
Well in our experience the answer is that the advice you will receive is conflicting and in some cases damaging to your floor and often difficult to remedy.
A large proportion of our floor restoration work is involved in remedying the work done by others your existing problem may only be a minor process don’t make it a bigger one!
We only use tried and tested products applied after stringent preparation techniques have been carried out.
