Frequently Asked Questions

How do I know if my floor is effectively sealed or not?

If the answer is yes to any of these questions then your floor requires attention:

  • Does the floor darken or change colour when wet?
  • Does the floor stain or mark easily?
  • Are you able to remove stains easily?
  • Is the floor difficult to clean?
  • Has the grout become discoloured
  • Is there an even appearance over the entire floor area?

Why seal at all?

  • To protect the flooring from staining.
  • To produce a dust free surface.
  • To make cleaning and maintenance easier.
  • To enhance the overall appearance.
  • To bring out the natural colours of the floor.
  • To prevent damage to the floor.

How much will the foor restoration cost?

The cost will largely depend on  your floor type ,structural condition,the type of existing floor seal or polish that is present(this dictates the ease or dificulty of the removal process) , the nature of the staining or other unwanted material .
In general terms our price will reflect the amount of  repairs and preparation necessary .

How will you estimate the cost?

After we receive your initial enquiry (from the contact box above) we will email you a short questionnaire asking you :

  • Floor type
  • Existing coverings which are obscuring the floor.
  • Room size and room eg kitchen etc.
  • Existing seals (if known)
  • Details of repairs.
  •  Digital photos of your floor.

From the information provided we will call you to discuss the works that we feel neccesary,then finally we will email you with  an estimate for your floor restoration which is normally accurate to within 10% plus or minus of the estimated price.
Remember with over 20 years of experience we have probably already restored a floor just like yours;so in most cases we can estimate without calling first.This saves us unnecessary time in expense in calling and therfore reduces your cost !

If we are uncertain as to the extent of your floor restoration or if  your project is more complex then we will arrange a site visit with you;in some cases this will involve a small appraissal cost this cost is refunded against any order you place with us.

How do I care for my floor after restoration?

We will discuss after care of your floor and provide you and provide you with writtten aftercare advice which will be appropriate to your new floor finish.
The information leaflet will inform you of routine maintenance and other useful information so that you can keep your floor looking good for longer.

Importantly we keep a log of your  floor treatments so when the time comes to re coat your floor we will have information to hand  that so that we can advise you simply and straight away.

What areas of the uk are covered?

We operate throughout Great Britain as far north as Leeds and including the whole of Wales this extensive area includes amongst others Gloucestershire , London, Bristol, Cheltenham, Cotswolds,Warwickshire, Herefordshire,  Oxfordshire, Cotswolds, Shrewsbury ,Northampton etc.

If your enquiry is from outside this area then please contact us anyway as we do occasionally operate outside the given radius.

What do I need to do before work begins?

Ideally and if possible we would ask you to clear the room of all furniture and other smaller items such as ornaments and effects etc .
However If you need help in clearing heavy furniture etc then we can do this for you at no added cost.

Will my surfaces need protecting during the restoration process?

As well in taking pride and satisfaction in restoring your floor we also take pride in caring for your home.
Depending on the restoration process and types of chemical and processes involved we will if necessary protect all surfaces such as kitchen units, walls, woodwork and any fixed furniture etc with plastic protective sheeting and other materials to ensure that your surfaces and furniture are protected.

How long will the work take?

We realise that floors need to be used regulary To minimise disruption we will endeavour to complete your floor as quickly as possible, once started your floor restoration will continue uninterrupted .Our policy is to complete one restoration before starting another.

Can you carryout repairs prior to your restoration process?

Yes. In the case of wooden floors we can replace worn or split boards as well as filling wide gaps  we have available a stock of salvaged pine and oak boards for use in period properties.
If there are missing tiles in your floor then we may be able to source replacements through our contacts if not then we may be able to suggest an alternative to the original.
We can also carryout re-grouting of tiles along with a whole host of other repair services to long to list.

Is my floor worth restoring?

In most cases the answer is a resounding yes.


Especially if you are fortunate enough to be the proud owner of ‘antique’ flooring which is extremely expensive to purchase and fit.
In our experience most floors are worth restoring you just need to picture the finished result.
We have seen several instances of perfectly serviceable and sometimes valuable flooring covered up with modern alternatives often to the detriment of the original floor and more importantly to the property.

Most often we can send you photographs of finished floors just like yours hopefully these will enthuse you and drive you to the end result !
However if we consider that your floor is not worthwhile restoring then will give you an honest opinion, we want you to be pleased with the finished result and as far as possible we will try to  to match your expectations.

I get confused with conflicting advice on how best to treat my floor

So did we!
During the period of our start up in 1989 we have to admit that we made our mistakes-often as a result of poor manufacturer or supplier advice however through trial and testing we have established the very best ways to treat your flooring ,with the benefit of our vast experience and knowledge base we are able to offer you a unique service in terms of experience and service.

We keep upto date with current practices and trawl the internet - as you do- for anything that might help us in the quest for better products and applications. We then test them - saving you the trouble and expense in establishing whether these seals (mostly) perform as described;if they do then we will employ them and if not then we denigrate them to the 'don't use pile'.
There are many so called experts who through lack of knowledge or sheer apathy are unable to offer you the right advice; we can quote many cases of incorrect and sometimes damaging procedures done by other contractors that we have resolved. .
You would expect the floor layer or perhaps the retailer(sometimes a major retailer!) of your flooring or even a branded manufacturer to offer the correct system and product.
Well in our experience the answer is that the advice you will receive is conflicting and in some cases causes damage to your floor that is often difficult to remedy.
A large proportion of our floor restoration work is involved in remedying the work done by others your existing problem may only be a minor process don’t make it a bigger one!


We only use tried and tested products applied after stringent preparation techniques have been carried out -remember we do not rely on the retailing of floor products - we restore floors every day !.
